Do you need to transfer real estate, draw up a will, form a company, have a signature certified or settle an inheritance?
What is written stands. Legal certainty in the form of a public deed.
Based on your situation
What do you need to arrange?
You do not need to know the technical name of the act. Choose from the most common situations — you will find an overview of all our services below.
Most requested services
All services →Inheritance (probate) proceedings
Have you lost a loved one? We conduct inheritance proceedings as court commissioners appointed by the court. In a difficult time of life we will help you find your way through the court process and go through every step of the proceedings with you, up to the issue of the inheritance order.
How the proceedings work →Buying and selling real estate
When you buy or sell a flat, house or land, we prepare the contract and, if agreed, also arrange the application for registration in the land registry (kataster). The purchase price can be protected by notarial custody (escrow) with precisely defined conditions of release.
How it works →Gifting real estate
Have you decided to gift a house or flat to your children or another close person? We will prepare the deed of gift for you in the form of a public deed — a notarial deed. If the parties so wish, an easement can be created together with the gift, for example a right of lifelong residence and use.
How it works →Company formation and changes
Are you forming a company or changing a managing director or shareholder? We will prepare all the documents needed for the formation of, and changes to, commercial companies. As notaries we will represent you in the registration procedure or, where the statutory conditions are met, make the entry in the register directly.
Forming a limited liability company (s. r. o.) step by step → How it works →How it works
From your question to a completed act.
First we make sure we understand what you need. We then prepare the documents for signature, explain the notarial fees, agree a signing date and arrange for the necessary persons to attend.
- 1
You describe what you need
You call us or send us an e-mail. A brief description is enough for the first contact. A consultation will follow.
- 2
We confirm the procedure
At the consultation we inform you about the details of the act, explain your rights and obligations in detail, and tell you who needs to attend and what documents to bring. We also inform you of the amount of the notarial fee and how it is calculated.
- 3
We prepare and carry out the act
After verifying the identity of the participants, their intent and the statutory conditions, we carry out the agreed act. Where the act takes the form of a notarial deed, we read the deed together and sign it.

Public deed
A notarial deed is a public deed with enhanced evidentiary force — only a notary may draw it up. The difference between a private and a public deed is that a public deed is presumed to be true, and whoever claims otherwise must prove it — that is, the burden of proof lies with the party disputing the public deed.
Membership of the Notarial Chamber of the Slovak Republic
The notary is a member of the Notarial Chamber of the Slovak Republic (Notárska komora SR) and practises under the Notarial Code (Notársky poriadok), the Organisational Rules, the Notary's Code of Ethics and other statutory and secondary legislation.
Statutory liability and insurance
By law, the notary is liable for damage caused in the exercise of notarial activity and must, for this purpose, hold statutory liability insurance.
Exercise of public authority
Notarial activity is an exercise of public authority. Damage caused in its exercise is covered by the notary's mandatory insurance; if compensation could not be obtained from the insurer or from the notary, the State is liable for it under statutory conditions.
